  • Q: Can you hold a place before I apply?

    A: Unfortunately, we are unable to hold a home vacant before you apply. We can hold a property for 14 days after an approved application.
  • Q: What are your application requirements?

    A: You must have at least a 600 credit score & earn x3 the monthly rent in gross pay. In conjunction to this you must not be a sex offender, owe any previous landlords or utility companies or have been under an active bankruptcy in the last two years.
  • Q: Do I pay first month’s rent and last month’s rent with my security deposit?

    A: Not quite! Upon approval you will need to provide your security deposit, first months rent and any prorated rent that may be due.
  • Q: How old do you have to be to apply?

    A: Applicants must be 18 years old or older.
  • Q: Is the deposit refundable?

    A: Your security deposit is refundable dependent on any damages in the home left after your departure.
  • Q: Who needs a cosigner?

    A: Cosigners can be used if you do not meet the income requirement of the rental.
  • Q: You have a property I want to rent. How do I apply?

    A: All applications are processed online. To find the right application go to the "Properties" page on our website. Find the home you are wanting to apply for and hit the blue "Apply Online" icon.
  • Q: How do I pay rent?

    A: Rent can be paid on your online Appfolio portal through the 1st-3rd.

    After this certified funds can be accepted in our office payment drop box.
  • Q: I want to get a pet. What do I do?

    A: You will first need to talk with your property manager to ensure your home can accept pets. After this, your property manager will guide you through the pet screening process.
  • Q: I want to move out, but my roommate wants to stay. What do I do?

    A: Your property manager will need to be aware of what is going on. Security release forms may need to be signed and the remaining roommate may need to requalify with more up-to-date information.
  • Q: My lease expiration is coming and I want to move out. What do I do?

    A: You should put in your 45 day written notice in your Appfolio portal - it is ALWAYS a good idea to follow up with your property manager afterwards as well.
  • Q: Who is responsible for paying for repairs & maintenance requests?

    A: Dependent on the repair, the tenant may be held responsible for repairs. If the issue is normal wear and tear, that would be the responsibility of the owner.
